Williamson Group Sotheby's International Realty leads the way when it comes to residential home listings. We list the most homes in Woodstock, Vermont and the surrounding communities because of our dedication to the client, our thorough knowledge of the market, and our 30+ years of experience. Because of our unique team approach, the market presence and personal network of seven agents is working to market and sell each of our listings. |

Teamwork Traditionally, only the agent with whom you’ve listed your home is able to show and market it. Your agent is in competition with all other agents, even agents in the same office. However, at Williamson Group Sotheby's International Realty, our agents do not compete against one another. We work together, with one goal in mind: to sell your Vermont home as quickly as possible for the best possible price.
Pricing One of the first steps in listing your home is to conduct a comparative market analysis. This basically entails looking at similar homes that have sold recently to help determine the best asking price. It is important to price your home correctly from the start so that you do not have to reduce your asking price because your home has been on the market too long.
Showcasing and Marketing We will also work with you to prepare your home for market. We will walk through your home with you to see what needs to be done to have your home looks "its best." Once this is done, it is time to present your home to the market. This is where our marketing programs and contacts come into play.
Negotiating and Going to Closing If your home is priced, presented, and marketed correctly, you will soon receive an offer. Once this happens, we will meet with you to go over every aspect of that offer. Is it a "clean" offer or are there contingencies that you should concern you? We will work with you throughout the negotiations and subsequently until your property goes to closing.
It is important to have an experienced real estate professional on your team to ensure that everything goes smoothly and to make sure that there are not any unexpected surprises—surprises that could cost you time and money.
