Real Estate Valuations
A real estate ‘Comparative Market Analysis’, or CMA, is the time-tested analysis to determine the price of a piece of real estate when it is listed for sale. To perform a CMA for you is an important part the listing process. A home has to be priced properly for it to attract the attention of buyers.
At Williamson Group Sotheby’s International Realty, we use multiple sources of data to properly define the value of your home. We determine the price in the context of the market conditions and the details associated with your home. We know the Woodstock and surrounding areas well and can price your real estate properly for a successful transaction.
The various places we look for home selling price data and trends include:
Realtor Multiple Listing Service (MLS) – The MLS database in Vermont and New Hampshire is a private real estate database that that is created, maintained and paid for by real estate professionals in Vermont and New Hampshire to help their clients buy and sell property. We make this information available to you free of charge as a participating real estate brokerage.
Township Property Transfer Records – These real estate records are maintained and made available by the respective Townships in the area as a service to realtors, appraisers, lenders and others who routinely inquire about real estate records. This information is available to the public.
The Federal Housing Finance Agency – FHFA records home sale data on mortgages backed by the Federal Housing Administration. These mortgages represent the vast majority of mortgages made each year.
Local Property Tax Records – Real Estate sales are recorded in the local property tax records and knowing the history of sales helps us to establish a proper listing price for your home.
Local Building Permit Information – We can look to see permitting information for major home improvements that may or may not be seen from the outside.
